Four Things You Should Do Before Replacing Your Roof

Replacing the roof of your home eventually becomes inevitable. After all, roofs do not last forever, which is unfortunate since the cost of roof replacement can be relatively high. For this reason, it's important to do these four things first before replacing your roof to ensure that replacement is definitely the best option in the end:

  1. Inspection: First things first, you want to have your roof inspected and it should be done by at least two different professionals. This way, you are getting more than just one opinion on the condition of your roof. From here, the professionals should be able to tell you whether or not the roof is repairable and if those repairs and the cost of them is going to be worth it to save you money on the replacement. 
  2. Call Insurance: If your roof does need to be replaced, it's a good idea to call your homeowner's insurance company. In some cases, your insurance company will help you pay for it or at least offer a rate reduction on your homeowner's insurance for having the roof replaced. Just be sure that once you get your insurance company's approval for payment or rate reduction that you document the call and document everything that is done to your roof from there to ensure that you are definitely compensated for. 
  3. Choose the Right Roof: Instead of going with the same standard roof, you might want to look into other materials, especially if it is something that you can afford. For example, tile is a great roofing option. While a bit more expensive than asphalt, it gives your home more curb appeal, which can definitely be helpful when attempting to sell your home in the future. 
  4. Keep Your Schedule in Mind: Finally, you want to schedule to have the roof replaced at the right time. After all, the job is going to take more than one day. If you are planning to have a party in your home or you are having guests over, it's best to wait until your schedule is free from these things. You also want to keep in mind that the roofers are probably going to want to be working early hours when it's cooler out and more can get done within that day. So be sure that your family is prepared to be waking up early from the noise. 

When you do these four things before hand, the roof replacement is going to be easier to manage and you can go into the project with confidence knowing that you are doing the right thing for your home.
